Total Home Assure LLC (“HomeCert,” “we,” “us”) operates HomeCert, a service that helps homeowners keep a verified record of their home (inspections, issues, coverages, repairs, documents, and a health score) and share it with people they choose. This policy explains what we collect, how we use it, and the choices you have.

Information we collect

• Account information. Your name and email address when you sign up, including via Google sign-in (see below).
• Home and property data you provide. Addresses, property facts, inspection reports and the issues parsed from them, appliances, coverages, maintenance tasks, utility bills, improvement records, photos, and documents you upload.
• Usage and device data. Standard log and device information generated when you use the app.

Google user data

If you sign in with Google, we receive your basic profile information (your name, email address, and profile identifier) solely to create and authenticate your account. We request only the basic email, profile, and openid scopes. We do not access your Gmail, Drive, contacts, or other Google services, and we do not use Google user data for advertising or sell it. Our use of information received from Google APIs adheres to the Google API Services User Data Policy, including the Limited Use requirements.

Text messages (SMS)

If a real estate agent adds you as their client in HomeCert, or you provide a mobile number, we may send you transactional text messages such as a one-time link to claim and view your home record, and a summary of your home inspection. Message frequency varies and is low (typically one to three messages). Message and data rates may apply. Reply STOP to opt out at any time, or HELP for help.

We do not sell your mobile phone number, and we do not share it with third parties or affiliates for their own marketing purposes. Mobile opt-in information is used only to deliver the messages described above and is never shared with third parties for marketing.

How we use your information

• To provide, maintain, and improve the service.
• To authenticate you and secure your account.
• To generate your home health score, parse inspection reports, and power features you use (e.g. AI assistance, reminders, and reports).
• To send transactional messages (sign-in links, reminders, and notices you enable).

How your information is shared

We do not sell your personal information. We share it only:

• At your direction, for example, when you generate a shareable report or invite an agent, contractor, or co-owner.
• With service providers (subprocessors) who process data on our behalf under contract: Vercel (hosting), Neon (database), Vercel Blob (file storage), Resend (email), Anthropic (AI processing of documents and photos), Upstash (rate limiting), and Google (sign-in).
• For legal reasons, to comply with law or protect rights and safety.

Data retention

We retain your information for as long as your account is active or as needed to provide the service. You may request deletion of your account and associated data by contacting us.

Your choices and rights

You can access and update much of your information in the app, disconnect sharing links you created, and request access to or deletion of your data by emailing us. Depending on where you live, you may have additional rights under applicable privacy laws.

Security

We use industry-standard measures to protect your information, including encrypted transport and access controls. No method of transmission or storage is completely secure, however, and we cannot guarantee absolute security.

Children

The service is not directed to children under 13.

Changes to this policy

We may update this policy from time to time. Material changes will be reflected by the “last updated” date above.
